Canberra and Wagga Wagga’s attractions are under a two hour drive.
Are the grounds irrigated?
Yes. The lawns are watered by pop up sprinklers. The orchard and garden beds are on dripper irrigation.
What is the water supply?
The property is serviced by a combination town water and rainwater tanks, ensuring both reliability and sustainability.
Rainwater is stored in several tanks positioned across the grounds:
House: 26,000 L & 1,000 L
Cottage: 2,000 L
Studio: 12,000 L
Carport: 22,400 L & 9,800 L
Does the property generate an income?
The studio is currently rented on a continuing monthly lease of $350 a week. Previously, it was let on Airbnb for $750 per weekend.
The cottage is now used for family and friends. Previously, it too was on Airbnb.

The property is zoned RU1 or Primary Production with Hilltops Council.
What are the council rates?
Council rates are $1,555 per quarter.
Is there a heritage order on the house?
No, there is no heritage order or overlay on the property.
Is there a postal service?
Yes, post is delivered to the house Monday, Wednesday and Friday.
